Why not just use an online estimate?
Online estimates work from public records and nearby sales. They can't see the kitchen you redid, the roof you replaced, the busy street, or the view. They also can't tell which recent sales buyers would actually compare to yours. That's why they can be off by tens of thousands of dollars in either direction, and why pricing off one is risky.
What you'll get
- Recent comparable sales near you, and why each one does or doesn't compare.
- A realistic price range, not a single number that pretends to be exact.
- What would move the number: which updates or prep are worth doing before you list, and which aren't.
- No pressure. If you're a year out, that's fine. Knowing your number early makes the plan easier.

Frequently asked questions
Is the home valuation free?
Yes. There's no cost and no obligation to list with me. You get a real price range based on recent comparable sales, and what you do with it is up to you.
How is this different from a Zestimate?
Online estimates are algorithms working from public records. They can't see your updates, your condition, your layout, or which recent sales are actually comparable to your home. I look at those things directly, the same way buyers and appraisers will.
Do I have to be ready to sell?
No. Plenty of people ask because they're curious, planning a year or two out, or deciding whether to sell or rent. Knowing your number early makes every one of those decisions easier.
What areas do you cover?
