Wilsonville sits about 17 miles south of downtown Portland on I-5, mostly in Clackamas County. It's in the West Linn-Wilsonville School District (96.6% graduation rate for the class of 2025, and Niche puts it among Oregon's top five districts), and homes have been running around $635,000–$700,000: roughly $100,000 less than West Linn and $300,000 less than Lake Oswego. The big trade-off is the commute, because I-5 and the Boone Bridge can bottleneck at almost any hour.
Who Wilsonville fits
Families who want a top school district without paying Lake Oswego or West Linn prices, and anyone who works south or west of Portland, toward Salem, or from home. It's my #1 pick for families on the schools ranking: the same district as West Linn, the same graduation rate as Lake Oswego, and a price that still makes sense.
Where to look
Villebois, on the west side of town, was built on the old Dammasch State Hospital site and modeled on European villages, with about 2,600 homes planned. The center is Piazza Villebois (fountain, bocce courts, string lights), parks and paths run all through it, and Graham Oaks Nature Park, about 250 acres of oak woodland run by Metro, is next door. It's nearly built out, so you're mostly buying resale, with condos and townhomes under the city median and bigger single-family homes above it.
Frog Pond, on the east side, is the active new-construction area, with multiple builders across Frog Pond West, Frog Pond Terrace, and Frog Pond Vista. New homes there have been listing closer to $850,000, so if you want new, budget for new.
What daily life looks like
Memorial Park is the big one: river access, sports fields, a dog park, and a community garden. SMART, the city's bus system, has been fare-free on rides within Wilsonville since 2020 (routes out of town, like the one to Salem, still charge), which is handy once kids are old enough to get around on their own. WES commuter rail runs weekdays from Wilsonville to Beaverton Transit Center, where you can connect to the MAX.
The trade-offs
The commute. Wilsonville is at the south end of the metro on I-5, and the Boone Bridge over the Willamette is a known bottleneck. If someone in your household drives into downtown Portland every day at peak hours, test that drive before you buy. And the West Linn-Wilsonville district also covers the Stafford area and a small part of Tualatin, while some nearby addresses are in other districts, so check the school boundary for the specific house.
