Quick answer

Tigard is the hub of the southwest metro, with Portland to the north, Beaverton to the west, Lake Oswego to the east, and Sherwood to the south, plus I-5, Highway 217, and 99W all meeting here. Reported 2026 price ranges run from about $430,000 to $650,000, depending on the source and when it was measured. Tigard-Tualatin is ranked among Oregon's top school districts, and the Tigard Triangle redevelopment is already funded and underway.

Who Tigard fits

Households where one person commutes into Portland and the other toward the west-side tech corridor, families who want a top-ranked district, and buyers who want to be central to everything on the west side without paying Lake Oswego prices. The Fanno Creek Trail runs right through the city, one of the better urban trail networks in the metro, and Bridgeport Village covers restaurants, shopping, and a movie theater.

What's changing

The Tigard Triangle is a 550-acre area where Highway 217, I-5, and 99W meet. For years it was underused, with no real sewer system, disconnected sidewalks, and no parks. A tax increment financing district is now funding that work, sewer and street alignment has started, and a five-story, roughly 150-unit mixed-use building called The Steward is already on the ground. Infrastructure money gets spent block by block, so streets inside the Triangle can move differently than similar streets just outside it.

The trade-offs

You'll hear about a Southwest Corridor MAX line through Tigard. It's been designed, but the funding measure failed and the project is on hold, so don't buy based on a train that isn't funded. Tigard is also mostly a driving suburb, and 217 at rush hour is its own experience.

Frequently asked questions

Is Tigard a good place to live?

For a lot of households, yes, especially ones with two different commutes. It's central to Portland, Beaverton, Lake Oswego, and Sherwood, it's served by the Tigard-Tualatin School District (ranked #3 in Oregon), and it has real redevelopment underway in the Tigard Triangle.

Does Tigard have MAX light rail?

Not currently. Tigard has a stop on the WES commuter rail line. A Southwest Corridor MAX extension has been designed, but its local funding measure failed and the project is on hold.

What is the Tigard Triangle?

A 550-acre area where Highway 217, I-5, and 99W meet. A tax increment financing district is funding new sewer, streets, and infrastructure there, with work already underway.
